General Information about the House and Apartment Near San Donato in Poggio (Chianti) (about 18 miles south of Florence):
The setting and location: The house is located on a large and very beautifully maintained estate owned by my client. The house is accessed from a mile-long private gravel road through the classic landscape of vineyards, olives and woodlots of the finest ("Gallo Nero") Chianti wine region. It is about 16 miles south of Florence and about 20 miles north of Siena. The estate is just below the roadless (cliff) side of the small, medieval town of San Donato in Poggio (about 2 miles by road) which offers complete grocery shopping, restaurants, cafes and other services. The larger town of Tavarnelle in Val di Pesa (with all services) is about 6 miles from the house. See photos of the house, of the nearby landscape, and of the swimming pool.
The management: The house and its strikingly beautiful gardens, swimming pool and pond is owned and managed by my client, who is a thrice-published novelist, as well as a retired professional soccer player (for Florence in Italy's top league) and a retired pharmacist, and his wife, who is an artist working in traditional ceramics and basketry, as well as painting. They live in separate quarters in the walk-in ground floor of the house. Besides being dedicated to providing first class accommodations for discerning visitors, my client, in conjunction with his brother, who owns the adjacent estate, also produces, through all-organic farming, a very highly regarded red Chianti, a good quality white wine, and a wonderful extra virgin olive oil, all of which are available for purchase at the estate. My client's brother offers private dinners with optional one-day cooking courses to discerning guests.
Description of the House: The spacious and graceful house, which dates from the 18th Century, has been completely and carefully restored (the original beams were sandblasted), while at the same time being brought up to contemporary standards, with (radiant) central heating, new insulated wood windows, new plumbing and electric, and modern appliances. The house has three bedrooms (each with one queen-sized bed - sleeps six) and three bathrooms and is comfortably and generously furnished. The main floor is light and airy, with an open floor plan including a large living room with the large, original fireplace, a large dining room, a large library and a large and well-equipped and designed kitchen. The main floor also has two bedrooms, each with its own private bathroom and a third bathroom. The second, dormered floor has a large bedroom. Outside is a large patio, with comfortable outdoor furniture and sun umbrellas, which leads to the beautifully tiled swimming pool and the large flower gardens and surrounding grounds, with a charming pond.
Description of Adjacent Apartment: There is also a large two bedroom (each with one queen-sized bed - sleeps four), two bathroom apartment on the premises. The apartment is located in a separate addition and has its own completely independent outside entrance at the back of the house. It also has a comfortable living/dining room, well-equipped kitchen, with new appliances, central heating and a separate patio with outdoor furniture. Full use of the pool and grounds is also included.
Terms of rental: Weekly rent for the house is: €1,650 in June, July, August and September and the weeks encompassing Easter, Christmas and New Years; €1,500 in April, May, and October; and €1,250 in other months, while for the apartment it is: €1,375 in June, July, August and September and the weeks encompassing Easter, Christmas and New Years; €1,250 in April, May and October; and €1,100 in other months. There is an extra charge for any heat used in the house but not in the apartment. Clean linen and towels are provided weekly. A clothes washer is available for a modest charge. All resident guests have pool privileges. The pool is generally open from about May 30 until about September 30. The rental period runs from Saturday afternoon to the following Saturday morning. Once you let me know a specific rental period in which you are interested, I will check availability with my client. Payment terms are a 30% (of the total rent) non-refundable payment at the time of booking with the non-refundable balance due 60 days before scheduled arrival. Payment is to be made in advance to me, and I will transfer it to my client
