General Information About the Six Bedroom 18th Century House Near Gambassi Terme:

The setting and location: My family and I have stayed many times at this Tuscan farm near Gambassi Terme. My client recently completed restoration of this 18th Century farmhouse, which stands by itself surrounded by vineyards, olive groves and apricot trees mid-way down a ridge, with a classic view of the undulating landscape of Tuscany and of several towns, including San Gimignano’s medieval towers and the hill town of Certaldo (birthplace of Boccaccio). The farmhouse is located at the end of a gravel road about one kilometer from the small (also with a medieval core) town of Gambassi Terme, which offers complete grocery shopping, restaurants, cafes, banking and other services. Gambassi Terme is about 26 miles southwest of Florence and only about 4 miles from the train line (at Castelfiorentino) between Florence and Siena. One can park for free on the street in Castelfiorentino (also the location of the biggest supermarket in the area) and take the (about) 40 minute train ride into the historic center of Florence. Gambassi Terme is about 20 miles northwest of Siena and about 10 miles north of San Gimignano, one of the best preserved medieval towns in Europe. The estate, which is apparently about 600 acres, produces delicious wine and extra virgin olive oil, which may be purchased from the foreman of the farm. I highly recommend both. The farm is worked by a crew of men and women who live nearby (no one lives on the estate).

The house: The house dates from the 18th Century and has walls about a meter (3 feet) thick. It has six bedrooms (sleeps 15) and three bathrooms. My client carefully preserved the character of the house, sandblasting its stone and its wooden beams. The house has all new plumbing, electricity and central (radiant) heating and traditional Tuscan tile floors (unless otherwise noted). Following is a room by room description for each floor.

Ground floor: Nicely furnished entry with mirror. Very large living/dining/kitchen, with fireplace, three wooden dining tables, beautiful glass cupboard, kitchen with marble sink, full-sized refrigerator, four burner gas and electric kitchen stove with oven, work table with marble top, full complement of kitchen equipment, pot and pans and dishware. There are also a love seat and matching chair in front of the fireplace. Bathroom (disabled accessible) with sink, toilet, bidet and shower. Bedroom (sleeps two) with queen-sized bed, large armoire with mirrors, sink and writing table, double glass door opens to terrace and vineyards. Bedroom (sleeps three) with queen-sized bed and single bed.

Upper floor: Double glass doors from stone stairs to living room. Living room with lovely, embroidered, wooden-framed couch (for three persons), two chairs, small table and trunk. Two bathrooms, each with sink, toilet, bidet and shower, one with marble floor. Bedroom (sleeps three) with double (or possibly queen-sized) bed and single bed, black marble floor. Bedroom (sleeps two) with queen-sized bed, fireplace, armoire with mirror. Bedroom (sleeps two) with queen-sized bed, black marble floor, dressing table with mirrors. Bedroom (sleeps three) with queen-sized bed and single bed, armoire with mirrors.

A cell phone is available for the use of guests (guests can purchase pre-paid cards for it). A clothes washer is available for a modest charge. There are tables and chairs as well as two grills for cooking and eating outdoors.

Terms of rental: The weekly rent is €2,100 in June, July, August and September and weeks including Christmas, New Years and Easter, €1,825 in April, May and October and €1,500 in other months. Clean sheets and towels are provided weekly. All utilities, including heat, are provided at no extra charge. The rental period runs from (4:00 p.m.) on a Saturday afternoon until 10:00 a.m. on a Saturday morning. Once you let me know a specific rental period in which you are interested, I will check availability with my client, the owner. Payment terms are a 30% (of the total rent) non-refundable payment at the time of booking with the non-refundable balance due 60 days before scheduled arrival. Payment is to be made to me, and I will transfer it to him.
