18th Century Farmhouse with two 2-bedroom apartments near San Donato in Poggio (about 20 miles south of Florence)
The setting and location: The house is located on a large wine and olive estate owned by my client. It is accessed via a mile-long private gravel road through the classic landscape of vineyards, olives and woodlots of the finest ("Gallo Nero") Chianti wine region. It is about 20 miles south of Florence, about the same distance north of Siena and only about 2 miles from the small, medieval town of San Donato in Poggio, which offers complete grocery shopping, restaurants, cafes and other services. The larger town of Tavarnelle in Val di Pesa (with all services) is about 6 miles from the house. See photos of the house, of the nearby landscape, and of the swimming pool.
The management: The property is owned and managed by my client, who is a very successful winemaker and producer of extra virgin olive oil. His fine red and white and vin santo wines, as well as grappa and delicious olive oil are available for purchase by guests. He and his family live in a separate section of the very large house.
Description of the House/Apartments: The 18th Century farmhouse has been completely and carefully restored (the original beams were sandblasted), while at the same time being brought up to contemporary standards, with (radiant) central heating, new wood windows, new plumbing and electric, and modern appliances. The swimming pool is situated nearby, surrounded by trees.
Apartment #1 (sleeps 4+), located on the ground floor, has two large bedrooms (one with one queen-size bed and one with two twin beds), a large living/dining room, with a fully furnished kitchenette, and a bathroom with shower. It also has a large, brick patio, with outdoor furniture and sun umbrella.
Apartment #2 (sleeps 4+), located on the second and third floors. On the second floor are a completely furnished kitchen, a large living/dining room and a bathroom with shower. On the third floor are two large bedrooms (one with one queen-size bed and one with two twin beds). It also has a very large roof terrace, overlooking the vineyards, which is also furnished with outdoor furniture and sun umbrella.
Terms of rental: Weekly rent for up to four persons for apartment #1 is: €1,100 in June, July, August and September; €900 in April, May and October; and €600 in other months, while for apartment #2 it is: €1,200 in June, July, August and September; €1,000 in April, May and October; and €700 in other months. The price for an extra bed in either apartment is €100 per week. There are extra charges for metered use of electricity and gas, including for any heat used. Clean linen and towels are provided weekly. All resident guests have pool privileges. The pool is open from about June 1 until about September 30. The rental period runs from Saturday afternoon (4:00 p.m.) until the following Saturday morning (10:00 a.m.). Once you let me know a specific rental period in which you are interested, I will check availability with my client. Terms of payment are 30% (non refundable) down at the time of booking with the balance (non-refundable) due 60 days before scheduled arrival. Payment is to be made in advance to me, and I will transfer it to my client.
