General Information: 3 (+ 2) bedroom, 2 bath house near Avallon (Burgundy), France (about 1.5 hours southeast of Paris)

The setting and location - Burgundy: This classic, medieval stone house is located about 3 miles from the large town of Avallon and about 10 miles from Vezelay, a U.N.E.S.C.O. designated World Heritage site and home of the Basilica of Ste. Madeleine, an 11th Century marvel of Romanesque architecture, where the Second and Third Crusade began.

Avallon is a very attractive town with all services and a good-sized medieval center, mostly closed to traffic. It is situated in the western half of Burgundy, about 1.5 hours drive from Paris and less than an hour’s drive west of Dijon, the capital of Burgundy and a beautiful medieval city with many fine Romanesque and Gothic buildings and the second largest art museum in France. At Dijon begins the Cote d’Or, the ridge that runs between Dijon and Beaune, and which is the home of the world-class wines of Burgundy.

The Burgundy region is a favorite of the French. The ancient pastoral landscape is dotted with hundreds of medieval villages and small towns still almost completely untouched by the 20th Century. One can visit countless medieval churches and castles of the highest artistic and historical value. Burgundy is famous not only for its art, history and its wonderful wines, but also for its fine food.

The House: The spacious house has about 1800 square feet, with three bedrooms (sleeps 8 persons), plus the possibility of an additional 5 persons in a dormered third floor. The house has been completely and carefully restored, while at the same time being brought up to contemporary standards, with a central heating system and new electrical and plumbing systems. It is very attractively and tastefully decorated and generously furnished with high quality furniture and kitchen equipment.

On the ground floor, the formal entry area opens to a large kitchen (about 200 square feet) with telephone, fireplace and with four burner gas/electric stove, oven, dishwasher, large refrigerator/freezer, washing machine and clothes dryer. There is a separate, very large (about 500 square feet) living/dining room, with a beautiful stone fireplace, color television, and dining table for 12. The ground floor is completed by a game room and a bathroom with shower and double sink, and a separate W.C. (the French tend to separate their toilets from their bathrooms).

The second floor has three bedrooms. Bedroom one has about 200 square feet, with a double bed and a twin bed. Bedroom two has about 110 square feet, with two twin beds. Bedroom three has about 130 square feet, with one double bed and one twin bed. A bathroom with sink and bathtub and a separate W.C. completes the second floor. There is also a dormered (not full ceiling height) third floor with two additional bedrooms. Bedroom one on this floor has about 160 square feet, with a double bed and a twin bed. Bedroom two has about 110 square feet, with two twin beds.

The swimming pool and grounds: The lovely estate totals about 10 acres, with playground equipment and a pond. The large (about 20 feet x 40 feet) and beautiful swimming pool, which is for the exclusive use of the occupants of the house, is open from about May 1 through about September 30. There is an attractive terrace for outside dining, with barbecue and plenty of outdoor furniture (also pool-side furniture).

The management: The farmhouse is managed by the owners, who live nearby.
